Pricing and Rental Policies

• Payments: 50% due at booking, balance due 30 days before arrival.
   
• Cancellations:
   
  • 60+ days before arrival → full refund.
     
  • Within 60 days → no refund unless the island is closed for travel.
     
• Re-bookings:
   
  • Free rebooking more than 30 days out.
     
  • Within 30 days → 20% rebooking fee (waived if the island is closed for travel).
     
• Early departures: No refunds for unused nights once checked in.
   

We strongly encourage purchasing the CFAR (Cancel For Any Reason) travel insurance offered at checkout.

• Refunds are only given if air/ferry travel to St. John is suspended due to a storm, or if the island sustains catastrophic damage.
   
• Guests must follow all government/VITEMA evacuation orders.
   
• If evacuation is required, unused nights will be credited toward a future stay.
   

• Primary renter must be 25+.
   
• All rentals subject to USVI Hotel Tax and a $200 cleaning fee.
   
• No pets (service animals considered on a case-by-case basis).
   
• Mandatory $1,500 damage insurance (added automatically).
   
• Villa and yard are non-smoking, including deck and driveway. $1,000 fee for violations (includes e-cigs/vapes).
