Pricing and Rental Policies
Regular Season (November-March)
$300 per night non-holiday
$480 per night Thanksgiving week
$725 Christmas week, New Years week(7 night minimum)
Summer Season(April-October)
$300 per night
Rental Policies
- Half due upon booking confirmation
- Second half due 30 days before arrival
- Cancellations greater than 60 days out will receive a full refund. No refunds given inside of 60 days unless the island is closed for travel.
HURRICANE SEASON NOTE: The Atlantic Hurricane Season begins June 1 and ends November 30, 2025. All guests booking during this time are encouraged to purchase the CFAR insurance offered at check-out.
- Refunds due to a hurricane/tropical storm will only be honored if air travel or ferry travel to the island is not available due to an impending storm or one that has just passed through. Should there be catastrophic damage to the island, a refund would be available.
- All guests are required to comply with government/VITEMA evacuation orders and warnings. Owner assumes no liability if warnings are ignored. In the event evacuation is necessary, a credit will be issued for a future stay for the remaining nights.
RE-BOOKINGS: are always accepted within 60 days of arrival for no charge. A 20% re-booking fee will be assessed within 60 days of arrival. If the island is closed for travel then rebooking is available at no charge for an equivalent week.
EARLY DEPARTURES: No refunds will be issued for early departures from the rental property, regardless of the reason.
ADDITIONAL TERMS:
- Primary renter must be 25+
- All rentals subject to USVI Hotel Tax and $300 Cleaning Fee
- No pets. Service animals allowed on a case by case basis
- Mandatory purchase of $1500 damage insurance required automatically added to every reservation.
- Villa and yard are non-smoking including back deck and driveway. $1000 fine for smoking on property including e-cigarettes/vapes.
